the problem:

Caxtons was instructed by an occupier of leasehold premises to find an assignee for their lease. The new tenant had to be a national or substantial local company.
At the time, the macro economy was still in recession. Occupiers were not moving into new accommodation, instead opting to stay where they were and negotiate tough new terms with their existing landlord.

the solution:

Using our broad market knowledge, extensive database of applicants, and other contacts, we were able to introduce a large, well established distribution chain.
We prepared information on the proposed assignee for the landlord, and agree terms. We informed our client of their obligations under their lease, the need to instruct a solicitor to handle the transaction, and to employ a building surveyor to undertake a schedule of condition to limit and calculate their liabilities to the landlord before the assignment went ahead.

The assignment was successfully completed just a few months after negotiations commenced, despite the technical nature of the transaction.
