A local school academies Trust manage and maintain a complex Victorian school building and site that has been altered and extended many times. They instructed Caxtons to inspect and assess the property's condition, identifying all building related problems, defects and health and safety hazards.
We surveyed the site, including all boundary walls, grounds, all buildings and outbuildings.
The various buildings had been inadequately maintained and generally were in poor order, which meant it was important that the condition survey demonstrated this in order to protect our client's interests.
A wide variety of more general repairs and defects were also identified.
A comprehensive condition survey report and a 5 year maintenance plan were compiled, which detailed all works required, timings, the proposed solutions and anticipated cost. This allowed the client to budget for and prioritise building works more effectively.
The works were given a priority rating of 1-4 per location. Priority 1 was given where action was required immediately to remedy existing serious defects or health and safety hazards, priority 4 indicated improvements or desirable long-term work to maintain condition.
Our client now has evidence of the premises' condition, which will prove beneficial when forecasting expenditure and identifying remedial works.
