the problem:

Caxtons manage a 2 bedroomed semi-detached property in a lovely location in Higham that had had sitting tenants for many years paying a registered rent of just ÂŁ390pcm.

The low rent and poor decorative condition of the house meant our clients return on his investment was limited.

the solution:

Once it became vacant, in order to maximise his investment we advised our client that the property should be extensively refurbished and we would then be able to let at a full market rent. 

We undertook the project from beginning to end which included preparing a schedule of works, obtaining all necessary estimates, and liaising with contractors. 

We kept our client informed at every stage of the project and advised on enhanced achievable rent. The end result was a beautifully restored house. We moved a new family in and achieved a rental income of ÂŁ900pcm

Unfortunately, every year, unregulated residential letting and property lettings management companies cost Britain’s landlords thousands of pounds. Kent residential lettings and Kent letting agents in general are no better than in other areas of the UK.

These agents do not have protective measures or good working practices in place to secure their clients’ money and property, and often don’t adhere to legislation and regulation governing letting and managing agents. Nor do they provide advice to landlords on the statutory obligations that they must abide by when undertaking the letting or property management of any residential home.
