When deciding on a lettings and management agency to work with, it is important to make sure they are members of a professional body. Caxtons is regulated by the Royal Institution of Chartered Surveyors (RICS) and the Association of Residential Letting Agents (ARLA). Our experienced and highly qualified team can guide you through the extensive and often complicated process of letting your property and to understand legislation and regulations that you, as a landlord, are legally bound to comply with.
Caxtons undertakes rigorous vetting and referencing procedures to find reliable and responsible tenants who will take care of your property. We are a member of the Tenancy Deposit Scheme (TDS) so you and your tenant can rest assured that the tenancy deposit is held securely and the scheme administration is taken care of for you. When working for you in a property management capacity, depending upon the level of support you require, it is our job to make sure that you meet all your legal and other obligations as a landlord.
An agent should provide you with a professional service to give you the confidence that your property investment is being managed in your best interest.
As experts in the field of residential property letting and management we have extensive knowledge of market conditions and demand, as well as the complexities of the local lettings market. What you may think is suitable, may not be right for your target audience. With this in mind, we are able to advise you on presenting your property to best advantage, which will make your property more marketable, and we will help you achieve the rental returns your property deserves.
Taking into consideration your property and the current market, our lettings team can advise you on whether it is better to let furnished or unfurnished and will make you aware of regulations relating to any furniture left within the property.
Should any issues arise, we act on your behalf with the aim of achieving an acceptable and suitable outcome for both you and your tenant. We have many years experience and can advise you of the correct legal processes. We can collect rent and chase arrears on your behalf, and deal with all the day-to-day property management and maintenance you may require.
If you have chosen our Rent Collection or Fully Managed service and the tenant defaults on their rent, then our accounts department and your Caxtons’ property manager will do their utmost to ensure that the rent is paid. However, if the tenant does default, and you do not have a Rent Guarantee Warranty, then we will advise you on the next course of action to recover the debt or obtain possession of the property and refer you to a solicitor for legal representation.
Simply put, we are here to take away the pressure of being a landlord, and to ensure your tenants enjoy and care for their new home.
