If any Leaseholder or Tenant has reason to complain about Caxtons, I would suggest directing them to the 'Lease' website to look at some of the FTT cases involving Managing Agents. They would very quickly see what very poor service is given by many Managing Agents and then compare that to the service they get from Caxtons.

As a Director I have worked along side Caxtons for over 8 years, during which time Maurice O'Connor has been the Property Manager who has assisted us in looking after our beautiful building, built in 1890 in a conservation area and of major historical and architectural interest. This building is very demanding of time and money.
Maurice regularly organises and supervises necessary works and often 'calls in' to oversee on-going work. He also assists with the financial day to day running of the building as well as assisting us at our Annual General Meetings. He has always been available by phone or e-mail to advise on all matters associated with the running of such a building. W Gibbs.

Very helpful andfriendly. Both my fiancé and I have found the service to be exceptional. We were given first choice on the property and were sent all relevant paperwork very quickly. The property was removed from the website very quickly also, which helped to reassure us that it was ours. Another agent kept on marketing the property and eventually chose someone else, after offering to us. Caxtons did not do this.

Prospective tenants are fully checked out and guarantees obtained and the rental rates appear satisfactory. Detailed statements and supporting invoices for expenditure are sent quarterly and all monies due are paid directly into my appropriate bank account.
I am fully informed regarding any repairs that become necessary from time to time and for major matters proper quotes are obtained for me to evaluate. Tenants' deposits are handled correctly in accordance with legislation as are the gas and electrical certificates.
I visit the properties at least twice per year with a member of Caxtons' staff in order to see what needs doing and to discuss what repairs -if any - are down to the tenants.
I also insure the properties through Caxtons. All in all a first class service.
We have been using Caxtons for 14 years as our agent for the properties we own in Canterbury. Caxtons source suitable tenants, deal with guarantors, deposits under the Tenancy Deposit Scheme and tenancy agreements. They also deal with all utility companies which is an absolute blessing as they can be the bane of anyone's life. Caxtons carry out periodic inspections to make sure the properties are being well looked after and collect the rents which makes life much easier for landlords. The Student Lettings staff go on all the relevant courses so all new legislation is covered and are at the end of a telephone if you require any help or advice. We are completely satisfied with the service we receive from Caxtons and would not hesitate in recommending them.

It was with some unease that I decided to let my property on moving to Norfolk, as distance and a busy life-style would make regular checks on it impossible. My fears proved unfounded, however, when Amanda Hewson of Caxtons took control.
Over a period of 5 years she has found me ideal tenants, made regular inspections, and advised me in advance of maintenance issues that might need attention if the property is to be kept in pristine condition. Necessary repairs have been carried out at reasonable cost; and quotations sought and compared before embarking on any major expenditure. In an emergency, or when I am unobtainable, decisions have been made on my behalf that have always proved wise and effective.
