Our Property Management division handles a diverse portfolio of more than 7,000 residential properties, and acts for over 750 clients. We believe that the importance we attach to building long term relationships has been fundamental to the retention of so many of those clients over the years.


It has taken our directors and staff many years to build this extensive portfolio of property management in Kent, which also extends to outer London and the South East. Properties include shopping parades, industrial estates, offices, flats, agricultural holdings and numerous smaller residential properties and commercial units are all a part of our property and block management portfolio here at Caxtons.

Clients include British Steel Pension Fund, Edmund Nuttall Ltd, Grays Thurrock Properties Ltd, Kent Kraft Estates Ltd, Lions Hospice, Land Securities Plc, Legal and General, Shepherd Neame and Thanet District Council, as well as substantial local property companies, management companies, trusts and a wide variety of other companies and individuals.

Case History

Problem:
Caxtons manage a 2 bedroomed semi-detached property in a lovely location in Higham that had had sitting tenants for many years paying a registered rent of just £390pcm. The low rent and poor decorative condition of the house meant our clients return on his investment was limited.

Solution:
Once it became vacant, in order to maximise his investment we advised our client that the property should be extensively refurbished and we would then be able to let at a full market rent. We undertook the project from beginning to end which included preparing a schedule of works, obtaining all necessary estimates, and liaising with contractors. We kept our client informed at every stage of the project and advised on enhanced achievable rent. The end result was a beautifully restored house. We moved a new family in and achieved a rental income of £900pcm - and the refurbishment works were tax deductible.
